Job Description:

The position reports to the Market Development Manager, with direct interface with the T-Mobile RF, Ops and Construction. Responsible for interfacing with the designated ‘turn-key’ vendor and its vendors. 


Essential Duties and Responsibilities

Manage and prioritize development vendors, field agents and other contractor activities to meet weekly/monthly commitments and ensure real estate compliance.
Act as liaison with legal dept., to secure necessary approvals to move forward with agreements. Develop business cases for the acceptance of agreements that do deviate from standard business and legal terms.
Participate in conference calls or meetings with landlords that are requesting prohibitive terms, to attempt to improve the agreement in T-Mobile's favor.
Ensure open dialogue and constructive interaction with Development Manager and Construction manager.
Provide guidance to company on T-Mobile acceptable lease terms;
provide supervision from application to NTP on all collocation sites including but not limited to other wireless carriers, utilities companies, tower companies and management companies;
Manage coordination of site walks, A&E site design walks and other site/field visits with RF Engineering, Zoning, Construction Project Manager and A&E Departments as required
Completion of leasing/amendment packages and other documentation required by the Company
As directed by Company, researching and obtaining information regarding all applicable planning, zoning codes, and regulations which would affect the development of a site.
Maintaining complete documentation related to all planning procedures, communications regarding the sites, and actions taken on each site assigned.
Preparing and ensuring completeness of all necessary zoning applications and supporting documentation including written site description, justification for site, plans and sketches, maps, and photo simulations.
Organizing and conducting presentations for neighborhood meetings or public hearings as required by local jurisdictions or as requested by respective property owner(s).
Daily interaction with the RF Engineering and Construction personnel to ensure compliance with all client, landlord, jurisdictional, governmental and industry standards.
Accurate daily and weekly reporting to the Development Manager.
Manager and/or client, as required. Project accurate lease dates and attend status meetings as required.
Oversight/completion of all site file documentation.

MS Office
Wireless Construction / Development Project experience, minimum 5 years.
Review and Understand Construction Drawing,
Knowledge of Federal, State and Local Building Codes
Zoning Experience
Leasing experience
Knowledge of Regulatory and Compliance requirements from Federal, State and Local Municipalities.
